Introduction

Winchfield Court Residents Limited (WCRL) is incorporated as a limited company as set out in the Memorandum and Articles of Association.

WCRL represents the interests of those living at Winchfield Court and undertakes the maintenance of the communal areas. Administrative functions are allocated among the directors who report to the residents at least once a year. The Annual General Meeting is normally held in the spring.

Obligations

The Agreement of 11 August 1994 requires residents to become shareholders in WCRL and to observe the obligations set out in the Third Schedule of that Agreement. The obligations of Winchfield Court Residents' Limited to the residents are set out in the Second Schedule of the Agreement.

Existing and prospective residents should make themselves familiar with the content of the Third Schedule of the Agreement. They need to be aware that residents must not alter without agreement the external appearance of their properties, and in particular they must adhere to the external colour scheme and for their properties and the specifications for replacement windows and doors. A Covenant transfers residents' obligations to their successors each time a property is sold.

Neighbourhood Watch

Neighbourhood Watch operates in Winchfield Court in cooperation with Fleet police station. The  Winchfield Court coordinator distributes a newslettter about every three months and passes on police warnings about criminal activity in the area.

The scheme’s basic advice is:

  • Be vigilant: look out for any unusual visitors or activity.

  • If you're going to be away from home tell a neighbour. Don't have anything left on the doorstep such as milk bottles, parcels or newspapers.

  • Be sure you know if your own neighbours are away.

Other Activities

WCRL contributes to the local development debate. It attempts to balance the interests of its members with the development needs of the area.
